I guarantee I will
perform the services stated below as part of the exclusive listing agreement on
your property:
- I will review agency alternatives and representations
available to you.
- I will present to you a custom Marketing Action
Plan.
- I will provide you with a current Competitive Market
Analysis, and will assist you in determining the most effective list price for
your property.
- I will discuss various financing alternatives for
buyers of your property.
- I will furnish you with an estimate of the proceeds
you can expect from the sale of your property.
- I will develop a plan to enhance your property's
ability to attract buyers.
- I will present your property to the Coldwell Banker
sales team. I will share with you the team's review and recommendations to help
you realize the best price obtainable for your property.
- I will promote your property to other reputable,
professional brokers and sales associates in the area.
- I will prepare your property data for appearance in
the local Multiple Listing Service.
- I will make information on your property available to
local and out-of-town buyer prospects.
- I will distribute promotional materials on your
property to key market areas to attract potential buyers.
- I will place a Coldwell Banker FOR SALE sign on your
property, to help generate calls to my office from prospective
buyers.
- I will review with you my advertising program -
including three websites, Homes and Land magazine, Pagosa Real Estate
Guide, and the Sun newspaper.
- I will provide you with information regarding a
warranty on the operating systems of your house, to increase the marketability
of your property and help reduce your liability to the buyer.
- I will seek financial qualifying information on all
buyers submitting a purchase offer. My goal will be to pre-qualify or
pre-approve the buyer through a reputable lender.
- I will present all purchase offers on your
property.
- I will monitor and inform you of the progress of the
transaction, including the satisfaction of all contingencies and conditions
during the entire transaction.
- I will contact you after the closing to follow up on
any remaining details or service needs.
- I will provide you with details about my relocation
and referral services, which are available to you at no cost, regardless of
where you are moving.

My Buyer Services Guarantee
- I will conduct a Buyer Counseling Session to discuss
your needs and goals, and the plan to search for your property.
- I will discuss agency alternatives for
you.
- I will present and explain to you the representation
agreement, and the special services and benefits I offer.
- I will provide you with a copy of the Best Buyer
Guidebook and how you can use it as a road map through the home-buying
process.
- I will offer to arrange a pre-approval appointment
with a reputable lender to identify your range of affordability and to increase
your negotiating strength.
- I will present your search criteria to the Coldwell
Banker sales team. My goal is to present you, when possible, with properties as
they debut or before they appear on the open market.
- I will show you properties that meet the criteria you
have selected.
- I will discuss the positive and negative features of a
property that may affect its value.
- I will review with you all reports pertaining to the
condition of the property and disclose all physical defects of the property
that are known to me.
- I will review with you the Seller's written disclosure
statement to enable you to accept or to specify the remedy for each fault
disclosed.
- I will explain to you the option of an appraisal
contingency.
- I will explain to you the option of a home warranty
plan to reduce your risk of repair when purchasing a property.
- I will provide you with a preliminary estimate of
closing costs and the down payment requirement anticipated in the
transaction.
- I will prepare a written offer on the property that
you choose, with terms approved by you.
- I will provide you with a Competitive Market Analysis
to help you with the initial price and terms to offer on the property
selected.
- I will present your offer to the listing agent or
property owner as soon as possible.
- I will accompany you on a walk-through of the property
before closing, and will assist you in dealing with any problems discovered
during the walk-through.
- I will monitor and inform you of the progress of the
purchase agreement, including the satisfaction of all contingencies and
conditions during the entire transaction.
- I will contact you after the closing to follow-up on
remaining details or service needs.
- I will provide you with a confidential opportunity to
give an evaluation of our services.
Should I not perform
the services as stated above, you are entitled to terminate the representation
agreement.
